But decision quality depends on understanding what assumptions must actually be true. Dr. Meetu’s perspective is built on a simple hierarchy:

Decision Framework

    • Leverage, maturity, interest-rate exposure, refinance dependence and debt-service requirements all matter.

    • Rents, revenue, vacancy, expenses, renovation assumptions, timing and operating efficiencies.
    • Each assumption carries weight in the overall feasibility of the plan.

    Capital Plan

    • Acquisition capital, improvement requirements, reserves, contingency and future capital needs.
    • Undercapitalized plans create execution risk before the market even moves.

    • What happens if revenue grows more slowly, costs rise, financing becomes harder, or the exit takes longer?
    • Scenario thinking tests the plan against conditions less favorable than the presentation.

    Exit

    • Intended hold period, refinance assumptions, future buyer assumptions, market liquidity and alternative exit paths.
    • An exit strategy is only as strong as the assumptions behind it.
Risk

Return projections matter. The assumptions behind them matter more.

Projected returns are outputs of assumptions. A disciplined review asks which inputs carry the most weight and what happens when they move.

  • What variables have the greatest influence on the result?
  • Which assumptions are controllable?
  • Which assumptions depend on the market?
  • Where is the margin for error?
  • What happens under a less favorable scenario?
